We will take your knowledge and blend it with a local broker who know what’s available in your market and who has negotiated with landlords in the area! Our job is to provide knowledge of what makes your TMAD successful.
WHAT DO THE BROKERS DO?
TMAD has a strong base of experienced brokers to work with! They add knowledge about what does well in your market. Here’s what to look forward to:
- List of available locations in your desired area
- Viable 2nd generation spaces
- Not paid directly by you and don’t get paid until the job is done
- Ability to choose your local broker or our local broker
What does a typical site require?
• Square footage ‘sweet spot’: 1,600-2,000
• Second generation restaurant or retro-fit
• Visibility
• Co-tenancy
– Anchors (Grocery/Gym)
– Other food users
• Traffic Drivers:
– Shopping districts
– Schools/Colleges
– Business Parks
• Parking and accessibility
• Signage
• Outdoor seating and patios
• Strong anchor tenants
Here’s the process!
1. Sign the franchisee agreement and pay the franchise fee and shop opening assistance fee
2. Meet an experienced local broker
3. Tour the best options in your market
4. Send a Letter of Intent (LOI)
5. Submit a Site Acceptance Request (SAR)
6. Receive a Site Approval Letter (SAL)
7. Lease negotiations/signing
8. Map out the Area of Protection (AOP)
9. Start Construction!
Area of protection
Once a site is chosen and approved, we will work to decide on an Area of Protection (AOP). We will look for an area around your site that provides a strong enough population (usually around a night-time pop of 35,000 people) base that will protect the future volume of your location!
